This position is for a sharp, high energy project leader who has the gift to organize, grow and lead work in a construction renovation division & who manages multiple projects simultaneously in an efficient & organized process.

This position is for someone who enjoys managing multiple pieces-of-the-puzzle ( budgets, deliveries and deadlines, contractors, etc)  and loves assembling something of quality from something distressed.  

Job Description and Role:
The role of the Field Project Manager is to effectively turn maximum profits on all properties that are sold while managing all aspects of retail and rental renovations to ensure projects are completed correctly and in the most cost effective manner.
This person would need a minimum of 4-5+ years of running multiple renovation projects (6-12 simultaneously) and work respectively with subs & vendors to retain relationships. 
Principle Responsibilities:

-Ensures that all projects are managed efficiently, with a focus on quality and timeliness of
-Ensures that contract vendors are properly supported with information, processes, measurables,
and accountability to achieve success
● Systems & Processes
– Utilizes and adheres to existing management systems – with a focus on optimization
– Identifies and documents inefficiencies and recommended solutions
-Creates and documents processes for any inconsistencies that arise
– Works proactively with other departments to ensure consistent and comprehensive information
● Scheduling
-Creates and maintains accurate Gantt charts, tied to payment schedules
-Adjusts scheduling of and communication to Vendors
-Works with necessary team members & departments to communicate project status and delivery
● Project Management using Construction Online
-Uses all aspects of Construction Online to manage jobsite progress, track change orders, document
To Do’s, prioritize tasks and activities, keep internal team members informed
-Monitors daily reporting and Gantt chart adjustments for all assigned projects
-Ensures that change orders are submitted correctly and completely in Construction Online
● Invoices & Receipts
-Compares invoices to draw schedules each week
-Approves all vendor invoices prior to payment
-Negotiates pricing with Vendors and sub-contractors if field changes arise
-Monitors and ensures that Vendors are submitting all receipts and that the receipts have proper
purchase orders
– Reviews and approves payment applications and invoices
● Vendor/Employee Relationships
-Continuously finds, screens & onboards new Vendors
-Works with Vendors to ensure process adherence and program success
-Clearly and consistently communicates Vendor partnership program philosophy
● On-Site
-Visits each project under management weekly
-Provides frequent progress reports to internal management
-Supports Vendors through schedule and task management
-Performs completion verification on homes that are being sold
-Properly prepares repair amendments used in purchase contracts
-Monitors post-contract inspection repairs.
Success Criteria & Performance Metrics:
Success is primarily measured around the construction department’s contribution to overall company

● Simultaneously manages and completes numerous renovation projects
● Builds and maintains quality relationships Vendors
● At least 85% of projects on budget
● At least 85% of projects on time
● Less than 10% of change orders over budget
● Creatively cuts costs on renovations tasks
● Communicates completion of projects one week in advance

Compensation Overview:
  • Salary + Bonus structure equaling $85-95k per year (minimum)
  • Salary range flexible: $70-85k
  • Bonus depending on completed projects & budget management

Hours of work:
● The hours of work for this position are 7 a.m. – 4 p.m. Monday through Friday, and as additionally
required based on business volume
● The position will work in our office and at job sites during regular business hours
